What are some things that I can negotiate when buying a condo?

Hello everyone. I hope to buy a condo in suburban Chicago in the next 3-4 months. It is a buyer's market right now and I may eventually receive a settlement approximately $ 50,000 to put down to purchase. The general price asked for condos I'm interested in are around $ 120K. I am thinking on offers of $ 99,000 – $ 105,000 and ask for some benefits with it. Do you have any suggestions as to what I have to ask to be included in the sale? (Do not tell me parking, because it is already included), I thought 6 months – 1 year No assesment / association fees to pay seller fees Closing "Anyone else have any suggestions?
